Booking Policy
By booking a stay at Dovecote, you confirm that you have read and agree to the Booking Policy, website Terms of Use, and Privacy Policy. Failure to comply with these policies could result in additional fees being charged to the Primary Guest. At our discretion, a security bond may also be requested anytime during the booking process.
Important Information
Reservations: All reservations are subject to final confirmation from the team at Dovecote.
Guest Limits: Eight guests maximum at The Headland, four guests maximum at The Range.
Parking Capacity: Four cars maximum at The Headland, two cars maximum at The Range. Please refrain from parking or driving on the property lawns.
Parties Prohibited: Where the intention is to include guests outside of those contained in the approved accommodation (Refer to Guest Limits).
Events or Weddings: These requests are assessed on a case-by-case basis and remain at the discretion of the Dovecote team for approval, but they must be disclosed at the time of the property’s reservation.
Children: Are welcome at Dovecote. Please ensure they are supervised to keep them and the property safe and enjoyable for all.
No Pets: Pets are not allowed unless otherwise approved.
Smoking & Vaping: Prohibited within the homes and central courtyard.
Commercial Use: The property cannot be used for commercial purposes without written permission from the business director. This includes but is not limited to brand and product photo/video shoots and personal or brand promotion material. Please contact us to request a commercial agreement document.
Deliveries: All deliveries need prior approval and coordination with our guest ambassador.
Security Monitoring
Our trusted service provider, Central Monitoring Services, will safeguard our property for liability and safety purposes. Please be advised that all externally positioned cameras are equipped with intelligent video analytics to monitor and alert their authority if the property usage guidelines, occupancy limits and activities are in breach of these policies. Any attempt to tamper with, obstruct, or exceed the maximum occupancy limits is strictly prohibited and may result in immediate eviction without a refund.
For these security purposes, security cameras are installed in the following external property locations;
- On the front security gate, both on approach and via the intercom system.
- At the front exterior of the equipment farm shed.
- On the exterior northern and southern decks at The Range.
- At the front exterior of the garage door and parking bay at The Headland.
- At the front door via the intercom System at The Headland.
- Within the exterior Central Courtyard at The Headland.
- On the south-facing cladding of the external breezeway stairs at The Headland.
- Above the exterior east/ocean-facing cladding kitchen door at The Headland.
Minimum Stay
We have a 2-night minimum across both homes. Single-night accommodations are only available if approved where the guest calendar allows for a single-night stay and does not impede the opportunity for another 2-night minimum stay.
GST
Tariffs have Australian Goods and Services Tax (GST) applied, which is featured clearly on your invoice.
Payment Policy
Deposit: A 50% deposit of the total accommodation cost is required to secure your reservation.
Balance: The remaining balance is due 14 days before your arrival.
Security Bond: A Security Bond may be requested at our discretion at the following rates:
The Dovecote Property (Incl. both Homes): $2,000
The Headland Property: $1,500
The Range Property: $1,000
Cancellation Policy
Within 30 Days: 50% of the total booking cost forfeited.
Within 14 Days: 100% of the total booking cost forfeited.
Holiday Period (15 December to 15 January):
Cancellations within 60 days: 50% cancellation fee per night.
Cancellations within 30 days: 100% cancellation fee per night.
Right to Cancel: Dovecote reserves the right to cancel bookings outside of 30 days from the arrival date, with a full refund provided on the day of cancellation.
Additional Charges
Cleaning Fee: Additional charges apply if the accommodation or facilities are left unsatisfactory, payable by the Primary Guest via Invoice, deduction from the security bond or Credit Card on File.
Damaged Linen and Towels: The primary guest is responsible for replacing damaged linen and towels via Invoice or deduction from the security bond or Credit Card on File.
Pets: Where the approval of pets has been granted, there will be an additional fee and requirement to review and sign our dog waiver.
Property Damage: Costs for replacing damaged property or contents are payable by the Primary Guest via Invoice, deduction from the security bond or Credit Card on File.
Parking Capacity: Any additional cars beyond the capacity per location, as mentioned above, will require additional parking for $1000 per day, subject to our neighbour’s approval.
Planned Usage Outside of Accommodation: Any use of the property beyond standard accommodation requires prior disclosure. This includes information about services booked at the property, e.g., private chefs, spa services, or additional guests. We will give you an opportunity after you have placed a booking with us for you to provide information about this, and we will offer support and collaboration for your plans at reasonable costs if they apply.
